Plans for a vacant site in downtown Omaha would bring a grocery store, retailers, office space and mixed-rate housing to the city’s urban core.
White Lotus Group and the City of Omaha are excited to announce Civic Square, a 9-acre, stylishly modern downtown development. The square in Civic Square (17th to 19th Street, Capital to Chicago Street) offers urban residents, workers and visitors one-of-a-kind charm and convenience (a grocery store, fitness center, healthcare, commercial office space, a variety of retail stores, great food and drink, along with parking ease and downtown Omaha’s best interstate access).
Civic Square will come to life on the grounds of the old Omaha Civic Auditorium. “The Civic” (as it was called) was a special place with special memories for Omahans for more than 60 years. People of all ages visited for concerts, Broadway shows, NBA basketball, Creighton University basketball, UNO hockey, Omaha Beef football, circus big tops, graduations and the 1988 vice presidential debate.
The new Civic Square neighborhood takes urban living up an important notch. Everything is here to live, work and enjoy your best life. Civic Square’s robust design includes market rate apartments, townhomes, affordable apartments, commercial office space, fitness center, and a mix of retail, restaurants, services, healthcare and civic uses. The sacrifices of living downtown (not being near a grocery store for one) are now a thing of the past.
Civic Square is made for those who love the energy and poetry of urban living. The design is architecturally iconic and life practical all at the same time. Built from the ground up and not with aging structures, Civic Square will shine with modern glass and steel to please the eye and function with precision.
You won’t have to circle the block again and again at Civic Square. Parking will be available on-street as well as in a 500-stall garage. There will be over 2,300 parking stalls within 1.5 blocks of Civic Square.

In addition, Civic Square is a short walk from Joslyn Museum and Creighton University. Omaha’s Eppley Airfield is just a 10-minute drive. The CHI Center, Charles Schwab Field (home of the College World Series), Omaha’s beautifully restored Gene Leahy Mall, the Holland Center, SteelHouse Omaha music venue and more are all walkable, less than 20 minutes. Importantly too, Civic Square is tucked close to I-480 for quick and easy access to and from west Omaha and Council Bluffs.
